A Clever Coastal Renovation: Style, Space & Budget in Balance
Urbanfunction transformed a modest Sumner bungalow into a stylish beachside retreat through thoughtful architectural design and careful budgeting.
Designed by Aaron Jones, director at Urbanfunction, the project was personal - the clients were his parents, moving from an earthquake-damaged home to a comfortable 90sqm cottage for retirement.
“We aimed for practical yet attractive design tailored to their lifestyle,” explains Aaron. The renovation kept the original footprint, extending only for an ensuite and carport, while reconfiguring the interior layout.
Structural upgrades posed challenges efficiently managed with Karl Saunders and the BUILT team. Unexpected framing damage led to selecting Rockcote EPS Insulated Façade cladding, ideal for coastal conditions and thermal efficiency.
Success hinged on spatial reconfiguration, opening internal spaces without expanding the footprint. Enhanced sightlines and windows improved natural light and coastal views.
“We integrated passive design principles, prioritising insulation, cross-ventilation, and solar gain,” Aaron notes.
The renovation prioritised usability, comfort, and seamless outdoor connections, demonstrating how modest spaces can become exceptional homes.
